Terms & Conditions

RESERVATIONS ONLINE - We will use your card details for the deposit needed to secure your booking [25% of the total] & for full payment if you are staying for one night. 

RESERVATIONS BY PHONE OR  E-MAIL - We welcome reservations by either phone or e-mail & will discuss booking & payment at the time.

We require a deposit equal to 25% of the full amount payable, the balance [75%] is paid on the day of your departure. If your reservation is for one night only then we require full payment up front.

CANCELLATION - Our cancellation policy is very simple. If you cancel more than 28 days from the start date of your stay then we will refund your deposit in full.

If you cancel within 28 days of the start date then we reserve the right to retain your deposit, but we will normally refund the deposit less a £10 administration fee as long as we are able to re-let the room[s]. If you reserve alternative dates with us then the full amount of the deposit will be transferred to your new booking.

SMOKING - There is no smoking in the bedrooms or any other rooms in the house.
